Choosing the Right Contractor

10 Questions Every Homeowner Should Ask Before Starting a Renovation

Choosing a contractor is about more than comparing prices. Asking the right questions can help you understand what's included, avoid costly surprises, and choose the contractor that is the best fit for your project.

✓ 1. Do you carry proper liability insurance and WSIB coverage?

Ask for proof of both liability insurance and WSIB coverage before work begins. If a contractor is not properly insured or covered by WSIB, you as the homeowner could be held responsible for damages or injuries that occur on your property.

✓ 2. Do you provide a detailed written scope of work?

A detailed scope of work should explain exactly what is included in your project. The more detail provided, the easier it is to compare quotes and avoid unexpected surprises.

✓ 3. Do you provide a clear written contract?

A written contract should clearly outline responsibilities, payment terms, timelines, warranties, and expectations. Having everything in writing helps avoid misunderstandings and protects both you and your contractor.

✓ 4. How do you handle changes or unexpected issues during the project?

Even the best planned renovations can uncover hidden issues. Ask how changes are communicated, approved, and priced before

additional work begins.

✓ 5. Who will be managing my project, and how will we communicate throughout the renovation?

Know who your main point of contact will be and how often you will receive updates. Clear communication keeps projects running smoothly.

✓ 6. How will you protect my home during construction?

Ask what steps will be taken to protect your home, including dust control, floor protection, and daily cleanup.

✓ 7. Can you provide references from recent clients with similar projects?

Speaking with recent clients provides insight into workmanship, communication, and the overall renovation experience.

✓ 8. What warranty do you provide once the project is complete?

Understand what is covered, how long the warranty lasts, and how warranty requests are handled.

✓ 9. What does your payment schedule look like?

A clear payment schedule should be easy to understand and should reflect the progress of your project.

✓ 10. What is the expected timeline for my project, and how will you communicate any delays?

You should have a realistic timeline and understand how schedule changes will be communicated.
